Roof Replacement Cost in Sacramento, CA

Roofing is sold by the square — 100 square feet of roof surface. Your price is your roof's measured squares multiplied by the rate for the system you pick. That is the whole formula, and publishing it is why you can price your roof here instead of waiting on a salesperson.

What moves the price up

  • Rotted sheathing or fascia — involved in 37% of permitted Sacramento County re-roofs (2023–2025), and priced separately because nobody can see it until the old roof comes off.
  • A second layer. If a previous roof was laid over the original, both layers come off: more labour, more disposal.
  • Pitch and stories. Steep and two-storey roofs take longer and need more fall protection.
  • Penetrations. Skylights, chimneys, swamp coolers and solar arrays all need flashing or removal.
  • Material. Tile and metal cost more than asphalt, and tile underlayment work carries the labour of removing and resetting tile.

What you pay, and when

California caps the deposit on a home improvement contract at $1,000 or 10% of the contract price, whichever is less. Everything after that is paid against work actually completed.

If a contractor asks for half up front, that is a violation of state law, not a payment plan.

Common questions

How much does a new roof cost in Sacramento?
Roofing is priced per square (100 square feet). Our rate card is $675, $795 or $925 per square depending on the system. The median Sacramento home re-roof is 25 squares based on county permit records, so a typical job lands between roughly $16,875 and $23,125 — but your price comes from your roof's measured size, not an average.
How many squares is my roof?
Most Sacramento single-family homes fall between 20 and 30 squares; the median across 6,376 county permits that state their size is 25. Roof area is larger than floor area because of pitch and overhangs, so we measure before quoting.
How much deposit can a roofer ask for in California?
On a home improvement contract, no more than $1,000 or 10% of the contract price, whichever is less. That is set by Business and Professions Code section 7159.5 and applies to every contractor in the state.
Does the price include tearing off the old roof?
Yes. Our per-square rates are for a full tear-off to the deck. Rotted sheathing and fascia are priced separately and agreed in writing before work starts, because the damage is not visible until the old roof is removed.
